CHECKLIST FOR APPLYING FOR A PERMIT FOR NEW & ADDITIONS TO NON-RESIDENTIAL STRUCTURES

1. Complete site plan approval must be received before you may apply for your building permit. Please contact the Zoning department to confirm you are approved and released for application. Once you have approval, continue with application and sign the Affirmation of Zoning Responsibility form. (form: Affirmation of Zoning Responsibility)
2. Obtain a septic tank construction permit and/or well permit if needed, or be sure public utilities are available. If on septic and/or well, a copy of the permit must be provided. 
3. Two sets of structural building plans must be submitted at time of application. Engineering may be required upon review. See checklist for plans.
4. Complete building permit application, must be signed by the licensed contractor if the owner is not doing their own work.  (form: Building Permit Application)
5. A contractor may be liable for a business license in Augusta County, so please check with the Commissioner of Revenue regarding this requirement.

After all approvals have been received, the building permit and an approved set of plans will be mailed to you, and you may begin to build.

Note: If the owner is not doing his own building, plumbing, electrical, or mechanical, the licensed person doing the work must assume responsibility for the work in writing in the form of written contract or signed application.

REQUIRED INSPECTIONS

YOUR PERMIT CARD AND PLANS MUST BE POSTED ON SITE FOR INSPECTION

Building:

• Footing, prior to placing concrete. Grade stakes must be in place.
• Slab, prior to concrete.
• Framing, prior to interior covering. Marriage wall connections on modulars. Above ceiling on commercial.
• Note: All rough-ins must be complete before framing can be inspected.
• Insulation.
• Sprinkler system & related piping.
• Final, when building is complete and ready to occupy.

Plumbing: 

• Ground Work, before floor is poured.
• Rough-In, before any work is covered. Water or air test required.
• Water & sewer lines when on public utilities.
• Final when fixtures are set and connections made.

Electrical: 

• Temporary service.
• Ground work before ditch is covered or floor is poured.
• Rough-In before any work is covered. Above ceiling on commercial.
• Service before permanent elec. service is connected.
• Final when service is connected and building is complete.

Mechanical: 

• Duct work installed but before insulation covers joints.  Above ceiling on commercial.
• Gas Line.
• Final, when heating & air conditioning units ready for operation.
• Commercial range hoods & hood suppression systems.

Note: Inspections must be requested no later than 4:00 PM the working day before.  We do not schedule time blocks for inspections.

 FINAL OCCUPANCY

Checklist for submitting a permit for interior remodel, non-residential structures.

1. If this project is a Change of Use, complete site plan approval must be received before you may apply for your building permit. Please contact the Zoning department to confirm you are approved and released for application. Once you have approval, continue with application and sign the Affirmation of Zoning Responsibility form. (form: Affirmation of Zoning Responsibility)
2. Two sets of structural building plans must be submitted at time of application. Engineering may be required upon review. See checklist for plans.
3. Complete building permit application, must be signed by the licensed contractor if the owner is not doing their own work.  (form: Building Permit Application)
4. Complete the Asbestos Release Form and provide an asbestos study if required. (form: Asbestos Release Form)
5. A contractor may be liable for a business license in Augusta County, please check with the Commissioner of Revenue regarding this requirement.

After all approvals have been received, the building permit and an approved set of plans will be mailed to you, and you may begin to build.

Note: If the owner is not doing his own building, plumbing, electrical, or mechanical, the licensed person doing the work must assume responsibility for the work in writing in the form of written contract or signed application.

Final Occupancy

Checklist for submitting a sign permit application.

1. Check Zoning for the type of use, size of sign/s allowed, setback regulations, etc. (form: Affirmation of Zoning Responsibility)
2. Draw a sketch plan showing all property lines, roads, structures, easements, and the distance the structure will be from the road and each property line. You may use the public GIS system for an aerial print out of your property to scale your proposed structure on, however please be aware that the property lines are approximate only and are NOT a legal description.  If you use the GIS system, please sign the disclaimer found here. A survey may be required upon review of sketch.
3. Two sets of structural building plans must be submitted at time of application. Engineering may be required upon review.

Checklist for applying for a permit for new towers and structural modifications to existing towers.

(Permits are not required for replacement or co-locate antennas, dishes, or like equipment. Please contact the Zoning department for any zoning permits or regulations. Required Inspections

Required Inspections

Third party inspections as required by building code.

Checklist for submitting a tent permit application.

Tent permits are required by the building code for any tent greater than 900 square feet or one that will have more than 50 persons in it.

 1.  A completed tent permit application.

2.  A copy of the flame retardant treatment certificate.

3.  A drawing of the tent layout showing all exits and fire extinguishers.

All tents requiring a permit require a minimum of two exits. The exits shall be on opposing ends of the tent. The maximum travel distance to an exit is 200 feet. Unless the tent is open on all sides, the exits shall be provided with exit and emergency lights. Fire extinguishers shall be provided in all tents. There shall be a minimum of 1 fire extinguisher for each 3000 square feet of tent space. Fire extinguishers shall be placed so that no more than 75 feet of travel is required to get to a fire extinguisher. Fire extinguishers shall have a minimum rating of 2A10BC. The tent is required to be inspected by the Building Inspection office prior to use. All exit signs and fire extinguishers are to be in place and operational at time of inspection.
