Augusta County contracted Wampler-Eanes Appraisal Group, Ltd. to assist in conducting the 2024 reassessment. 

A fair market value, or an “arm’s length” sale, is the amount a typical, well-informed purchaser would be willing to pay for a property, under the following conditions:

• The seller and buyer must be unrelated.
• The seller must be willing, but not under undue pressure to sell; the buyer must be willing, but not under any obligation to buy.
• The property must be on the open market for a reasonable length of time.
• The payment must be in cash or its equivalent, and the financing, if required, must be typical for that type of property.

• Represent the current fair market value of your property, or 

• Use accurate property data and you believe there are errors, such as the acreage of the assessment, or

• Show consistency with similar properties in your area. 

Appeal to the Reassessment Office

Appeals can be done by Zoom, phone, email, in person or in writing by mail.

Written Appeal – should include name, map number, record number, telephone number, reason for appeal, comparable sales, properties, and / or details for the assessment office to consider

Appeal to the Board of Equalization - Schedule your appeal no later than Sept 1, 2024.

For unresolved appeals by the reassessment office or to start a new appeal, Augusta County will convene the Board of Equalization (BOE) to review cases.  Schedule your appeal using the online form:  www.AugustaCountyVA.gov/BOE

You are not required to present your appeal to the Reassessment Office in order to formally appeal to the Board of Equalization (BOE) or to the Circuit Court. For unresolved appeals by the reassessment office, Augusta County will convene the BOE to review cases.

Appeals to the Circuit Court are a judicial procedure and filings are made to the Clerk of the Circuit Court. The owner/agent may appeal to the Circuit Court without first appealing to the Assessor or the BOE and may apply at any time.

What is reassessment?

Reassessment is the process by which the assessed value of real estate property held by citizens, businesses, and industries in the County is revised to reflect fair market value. Adjustments in value are necessary to reflect the current real estate market in order to more equitably distribute the tax burden among the citizens of Augusta County. Reassessment is mandated by law and the last (and now current) reassessment was effective January 1, 2019.  The next reassessment will be effective January 1, 2024.

The Augusta County Board of Supervisors hired the firm of Wampler-Eanes Appraisal Group, Ltd. to conduct the reassessment of real property. Wampler-Eanes has over 25 years of experience in equalization assessments.

A team of appraisers from the Wampler-Eanes firm inspected real estate parcels in the County, updated information and photos.  Appraisers wore personal identification badges and had magnetic signs on their vehicles identifying themselves as reassessment employees.
